The HOA fees are $4-&5k per year. There is a total of 532 acres, with a max EVER of 30 lots. There are 12 homes there now and several of them own adjacent lots. Most lots are 2-3 acres along the marsh that overlooks Capers and Bulls Islands. From Capers Island Northward for 65 miles it is Cape Romain national wildlife refuge. Our view will never be developed. And yes,  you can see and hear the ocean! We have a saltwater dock with several slips for daily rental. 

Additionally, all land (432 acres ) from highway 17 to the homes on Longmarsh is conservation land. It is deeded to the HOA and is left natural with eight miles of hiking, birding, and horse trails. We have Depart of natural resources check our bird population and have 293 different types including eagles, hawks, osprey and abundant wood storks and ibis. We are a partner to the Birds of Prey and the bring their rehabilitated birds to Sewee to release. 

We have two resident horses and room for four more. There is a four acres of farm area being put together currently,  A spring fed lake for kayaking and fishing, no swimming due to an occasional gator. The Lakehouse is a great meeting location for families and has a kitchen and large fireplace and firepit. Next to it is a boat storage (kayak or canoe) area and ramp. We have remote controlled sailboat races every Friday. 

There is no better place to quarantine. Costco, Publix’s, CVS, Lowe’s, Walmart, and Kohl’s are within 5 minutes, but we are rural and gated. We have 1G internet to each home and many residents run their offices from home. 

The community was developed in 2000 and all lots were bought by investors and held during housing crisis. Now they are turning over to folks interested in becoming residents.
